How to find us

Ashlands is situated in the Rossendale Valley about 20 miles north of Manchester and can easily be accessed from the motorway network.

From the M66 motorway (via Edenfield By-pass):

Follow signs for Rawtenstall. At the large roundabout in Rawtenstall Centre follow signs for Burnley. Turn right at the traffic lights at the end of the dual carriageway (immediately after the new Asda store on left) into Newchurch Road.  After about 1.5 miles you will find Newchurch Village. The driveway to Ashlands is situated on the left hand side as you begin to head down Turnpike into Waterfoot. 

From the M65 motorway:

Follow signs for Bury / Manchester and then for Rawtenstall / Todmorden. As you arrive at the large roundabout in Rawtenstall town centre follow the instructions above.

From West Yorkshire:

Via Todmorden follow signs for Bacup and then Rawtenstall.

As you reach the village of Waterfoot turn right at the traffic lights into Burnley Road East. After about 1/2 mile you reach Turnpike which forks off to the left. The driveway to Ashlands is half way up Turnpike on the right just after Newchurch Methodist Church
